A well-laid pitched roof lasts for decades. Ceramic tiles can last up to 80 years, natural slate even 100 years or more. Sometimes I can help a roof last years longer with individual repairs. When battens, insulation or major damage deteriorate, full replacement is ultimately cheaper than patching.

I give honest advice. Ceramic tiles last the longest and stay beautiful, concrete tiles are more competitively priced and come in many models. Which choice works best depends mainly on your home, the roof structure and your budget.
Fired clay, often with a glaze coating. The classic Dutch tile roof that stays colour-fast for decades and does not hold moss. High quality and very long lasting.
Slightly heavier than concrete. I first check whether the roof structure is suitable.
Tiles made of cement and sand, often with a waterproof coating. Lighter than ceramic, more competitively priced and available in many models and colours. A proven Dutch choice for post-war homes.
After 20 to 30 years the coating may weather. Timely cleaning or coating extends the lifespan.
Besides tile roofs, I also renovate slate roofs. Slate is the most expensive option but with natural slate easily lasts more than 100 years, and is a perfect match for listed or character properties where the roof defines the appearance.
Whether you choose classic natural slate or low-maintenance synthetic slate, I lay the roof the traditional way: with wooden counter-battens, copper-grey underlays and hand-laid slate by slate. Including leadwork around chimneys and gutters.
