You have spotted a leak, or your roof is no longer looking fresh. Then the question quickly arises: is a repair enough, or is it time for a completely new roof? It is a choice that puts many homeowners in Northern Netherlands in a dilemma. Repair seems cheaper, but is that also true in the long run?
In this guide you will read when repair is the smart move, when replacement is the better choice, and how to make the right decision for your situation. Whether you live in Groningen, Leeuwarden, Assen, Emmen or elsewhere in Northern Netherlands: this guide will help you forward.
What is the difference between repair and replacement?
Before making a decision, it is good to know exactly what both options involve.
| Roof repair | Roof replacement / renovation | |
|---|---|---|
| What | Solving a specific problem on part of the roof | Full replacement of the roofing, sometimes including structure and insulation |
| Cost | €200 to €2,000 depending on scope | €3,750 to €25,000 depending on roof type and size |
| Duration | 1 to 3 days | 1 to 3 weeks |
| Suitable for | Local damage, younger roof, storm damage | Aged roof, recurring leaks, general wear |
| Lifespan effect | Temporary solution | 25 to 50 years of new life for the roof |
When is repair the right choice?
Repair is a sensible choice when the problem is limited and the rest of the roof is still in good condition. Based on our practical experience at Dakdokter Noord, these are the situations where repair will do.
Storm damage on a specific section
After a heavy storm, a few roof tiles may have shifted or broken, or lead flashing may have come loose around the chimney or a dormer. If the damage is limited to a specific section and the rest of the roof is still good, targeted repair is the logical choice. For acute situations we have a 24/7 emergency service. It would be unnecessary to replace an entire roof for local storm damage.
Younger roof with a local problem
Is your roof still relatively young, for example less than 15 years old, and is there a small leak or a loose detail? Then repair is almost always the right choice. A well-executed repair gives your roof years of extra life without you having to make the full investment of a new roof.
The rule of thumb: 30% of renovation cost
A handy rule of thumb: if the repair cost is less than 30% of what a full renovation would cost, and your roof has years left, then repair is the smart choice. If the repair costs more than 30% of the renovation cost, it is worth considering a new roof.

Request a quoteWhen is replacement the better choice?
There are situations where a repair is no longer a real solution. From our daily practice at Dakdokter Noord, this is most clearly the case with severely aged bitumen roofs. When a bitumen flat roof is old and deteriorated and starts leaking, we always advise full renovation.
The leaks visible now are caused by the overall deterioration of the material. If you only repair those leaks, new leaks will appear in other places shortly, simply because the entire roof is at the end of its lifespan. Repair in that case is throwing money away.
These are the signs we recommend replacement:
- The roof is older than 20 to 25 years and shows visible wear
- There are recurring leaks in different places, even after previous repairs
- The bitumen or EPDM roofing shows cracks, blisters or detachment over a large area
- Wood rot has been found in the roof structure due to prolonged moisture ingress
- Insulation no longer meets current standards and you want to add roof insulation at the same time
- Repair costs have been needed repeatedly in recent years
| Sign | Advice |
|---|---|
| Roof younger than 15 years, local damage | Repair |
| Storm damage on specific section | Repair |
| Roof older than 20 years with wear | Replace |
| Recurring leaks after previous repairs | Replace |
| Bitumen roof severely aged and deteriorated | Always full replacement |
| Wood rot in the roof structure | Replace including structural repair |
| Insufficient insulation, high energy costs | Replace and insulate at the same time |
The danger of continuing to repair
A common mistake is to keep repairing while a roof is actually due for replacement. In the short term, repair seems cheaper, but if you add up the costs of multiple repairs over a few years, you end up paying more than if you had chosen full renovation in time.
Moreover, underlying structural problems remain unnoticed when repairing again and again. Wood rot meanwhile spreads further through the structure. By the time this becomes visible, the damage is much greater and repair costs are correspondingly higher.
Our advice
When in doubt, always have a professional roof inspection carried out. An experienced roofer can assess the actual state of your roof and honestly advise whether repair still makes sense, or whether replacement is the wiser investment.
The benefits of a completely new roof
A completely new roof is an investment, but it offers many benefits a repair can never provide:
- 25 to 50 years of certainty, depending on the chosen material
- Opportunity to improve roof insulation at the same time and save on energy costs
- Higher property value through a well-maintained, energy-efficient roof
- No recurring maintenance and repair costs
- Possible eligibility for subsidy when combining with insulation upgrade (see our blog about roof insulation subsidies in 2026)
- Warranty on materials and workmanship, at Dakdokter Noord at least 10 years
In-between option: overlaying flat roofs
For flat roofs, an in-between option is sometimes possible: overlaying. A new layer of roofing is applied over the existing layer, without first removing the old one. This is faster and cheaper than a full replacement.
Overlaying is only possible if these conditions are met:
- The existing roofing shows no moisture, blistering or serious cracks
- The roof structure is strong enough to carry the extra weight of the new layer
- There is no asbestos in the old roofing
If these conditions are met, you save around €30 per m² with overlaying compared to a full replacement. If the old roofing is too far deteriorated, full replacement is the only sensible choice after all.
Cost comparison: repair vs replace
| Situation | Cost indication |
|---|---|
| Small repair (loose tile, small leak) | €200 to €500 |
| Medium repair (lead flashing, ridge tile) | €500 to €1,500 |
| Large repair (multiple spots) | €1,500 to €2,000 |
| Overlaying flat roof (50 m²) | €2,500 to €3,500 |
| New flat bitumen roof (50 m²) | €3,500 to €5,000 |
| New pitched roof with tiles (60 m²) | €7,500 to €10,000 |
When in doubt, never be guided by the price of a repair alone. A repair of €800 needed every year costs you €4,000 over 5 years, the same as a completely new flat roof that lasts 25 years.
How to make the right choice? Start with an inspection
The right choice between repair and replacement depends on the actual state of your roof, and that is not always visible from the outside. What looks like a small leak on the surface may already have caused considerable structural damage from inside.
Our approach at Dakdokter Noord: we always start with a thorough roof inspection. We assess the condition of the roofing, the structure, the lead flashing, the ridge and the insulation. Based on that, we give you honest advice: repair if that is enough, replacement if that is the better investment. No unnecessary costs, no pressure to do more than needed.
