Having a roof window fitted is a change that has a direct effect on how you enjoy your home: more daylight in the loft, better ventilation and, with a larger size, even a view you never knew you had. But what does a roof window cost in 2026, which brands are reliable and when is installation a good idea or not? In this guide we set everything out clearly.

We work on roofs every day in Groningen, Drenthe and northern Friesland, so we know the realities from first-hand experience. Want to discuss the options for your home straight away? Take a look at our page on roof window installation, or request a quote at the bottom of this page.

What does it cost to install a roof window in 2026?

The total cost of installing a roof window in 2026 ranges between €800 and €3,500, including materials and fitting. That spread comes down to three factors: the brand and model of the window itself, the type of operation (manual or electric) and how complex the installation is.

Type of roof window Material cost Fitting cost Total incl. fitting
VELUX standard (manual) €400 to €900 €400 to €700 €800 to €1,600
VELUX premium or large format €800 to €1,700 €500 to €900 €1,300 to €2,600
VELUX electric INTEGRA €1,100 to €2,200 €600 to €1,000 €1,700 to €3,200
FAKRO standard €300 to €700 €400 to €700 €700 to €1,400
FAKRO premium or electric €700 to €1,500 €500 to €900 €1,200 to €2,400
Skylight (flat roof) €300 to €1,200 €300 to €600 €600 to €1,800

These are guide prices for a pitched roof in a standard situation. Fitting several roof windows on the same roof? Then there is often a discount on the fitting cost, because the scaffolding and the preparation are shared. If you want a price that is right for your home, ask for a tailored quote.

In short

Standard VELUX roof window: €800 to €1,600 including fitting

Electric VELUX INTEGRA: €1,700 to €3,200

Second roof window on the same roof: usually cheaper thanks to shared preparation

VELUX vs FAKRO: which brand suits your situation?

VELUX and FAKRO are the two largest roof window brands on the Dutch market. Both deliver good quality and have an extensive range, and as roofers we work with both every day. Even so, there are differences.

VELUX: market leader with the widest range

  • Advantages: a broad range, a strong warranty and wide availability of accessories such as blinds, screens and motors.
  • Disadvantages: the price is a little higher than FAKRO, especially on standard sizes.
  • Recommended for: homeowners who want premium, are looking for smart-home options (VELUX INTEGRA) or need an unusual size.

FAKRO: comparable quality, lower price

  • Advantages: the price is 15 to 25% lower than VELUX on comparable models, with good thermal performance.
  • Disadvantages: less well known among consumers, and the range of accessories is slightly smaller.
  • Recommended for: homeowners watching the budget who do not need exotic options.

In practice both brands are excellent. Our choice depends on what you want: budget-conscious leans towards FAKRO, premium or smart-home towards VELUX. For warranty and lifespan there is little between them. During the inspection we always give you honest advice on which brand and model suit your roof and your budget.

Types of roof window: which one suits your roof?

Centre-pivot (tilts around a central axis)

The best-selling type. The window tilts around a central axis, so you can easily open and clean it from the inside. Suitable for most pitched roofs with a pitch between 15 and 90 degrees.

Top-hung (opens outwards from the top)

An escape window that opens at the top. Good for the view and required where an emergency exit is needed, which Dutch building regulations prescribe for habitable loft floors. A little more expensive than a centre-pivot window, but essential if your loft is to become a living room or bedroom.

Combination window

Several windows side by side or stacked. This gives plenty of light and a wide view and is often chosen during a conversion where the loft becomes a living room or bedroom. Is your loft becoming a proper room? Then have a look at a dormer too as an alternative for extra space.

Skylight (flat roofs only)

On a flat roof a roof window is not possible; there we fit a skylight. Available in fixed and opening versions, with or without electric operation. If you are combining this with a roof replacement, also read our page on flat roof renovation.

When is installing a roof window not a good idea?

Not every roof is suited to a roof window. Below are the situations in which we, as roofers, usually advise against installation.

1. Roof pitch below 15 degrees

With a pitch lower than 15 degrees, draining rainwater around a roof window is problematic and the leak risk rises considerably. For low pitches we opt for a skylight instead of a roof window.

2. Very steep roofs or unusual structures

On very steep roofs or unusual structures, such as domed vaults, installation is technically possible, but it becomes more expensive and more prone to leaks.

3. Too close to walls, chimneys or the ridge

A roof window needs at least 30 cm of clearance from side walls, chimneys and the ridge. If you fit it too close, the connections become vulnerable and the risk of leaks rises.

4. Roof boarding in poor condition

If the roof boarding has wood rot or is structurally weak, it must be repaired first before a roof window can be fitted. Sometimes it is then more cost-effective to replace the whole roof at once. Our blog on repairing or replacing a roof explains how to weigh that up.

5. A roof structure that cannot be reinforced

In some older homes the roof rests on a purlin structure that cannot simply be interrupted. Installation then calls for extra structural work, which pushes up the price and is not always worth it.

The fitting process: what happens on the day?

For an experienced roofer, fitting a standard roof window takes 4 to 6 hours. In more complex situations, such as extra-large windows, poor roof boarding or an electric installation, it can take a full working day. These are the steps:

  • 1. Preparation and protection: we cover the loft with protective sheeting and set up a tidy work area.
  • 2. Marking out and cutting: the exact position is marked on the roof boarding, then we carefully make the opening.
  • 3. Removing tiles: on the outside we take away the roof tiles around the work area.
  • 4. Fitting the frame: the mounting frame is fixed watertight into the roof.
  • 5. Lead flashing and gutter piece: we apply lead flashing all around the window for a watertight connection.
  • 6. Fitting the window: the roof window itself is clipped into the frame and tested.
  • 7. Replacing tiles: the roof tiles are laid back neatly around the window.
  • 8. Interior finishing: on the inside we finish with plasterboard or timber trim.
  • 9. Checking and handover: we carry out a watertightness test and explain everything to the occupant.

At Dakdokter Noord we tidy up as standard at the end of the day and leave the work area clean. Guidance on maintenance, such as operating the blind and cleaning the glass, is part of the service too.

Subsidy for a roof window in 2026

A roof window on its own does not fall under a national subsidy scheme. But in two situations you can still get financial support:

  • Together with roof insulation: if you fit the roof window during a roof replacement that also adds insulation, that insulation falls under the ISDE subsidy. How much you get back and how to apply is explained in our detailed blog on roof insulation subsidies in Groningen and on the roof insulation page.
  • Earthquake zone (Nij Begun): if you live in the Groningen reinforcement or earthquake zone, roof windows that form part of a roof renewal or reinforcement can sometimes be included in the compensation. What is and is not possible is explained in our blog on combining roof damage, reinforcement and insulation.

Some municipalities in Groningen and Drenthe offer additional funds for sustainability measures. Feel free to ask us when you request a quote, and we will look into it with you.

Roof window maintenance: what you should know

A roof window needs little maintenance, provided it has been fitted well. A few points to keep an eye on:

  • Cleaning: clean the glass once or twice a year, especially after the winter.
  • Rubber seals: check yearly for wear or small cracks.
  • Gutter and drainage: clear away leaves and moss around the window to prevent blockages.
  • Blind operation: if fitted, check yearly that the mechanism still runs smoothly.

On its newer models VELUX gives a 10-year warranty on the glass and 5 years on the blind mechanism. FAKRO offers comparable warranties. With installation by Dakdokter Noord you also get a 10-year warranty on the fitting work itself.

Common problems and when to call a roofer

Leaks around the roof window

The most common complaint, and almost always down to poor installation or worn lead work. A good roofer usually solves this within a working day, often without replacing the roof window itself. Not sure whether something more is going on? Our blog on spotting a roof leak lists the signs for you.

Draught complaints

A well-fitted roof window should not let in draughts. If it does, the rubber is not seated correctly or the interior finish is not airtight.

Condensation on the inside

Light condensation can occur in damp rooms such as a bathroom or kitchen. Heavy condensation points to an insulation problem or poor ventilation of the loft.

Mechanical complaints (window sticks or no longer closes)

Often a matter of adjustment. On older windows a worn part may simply need replacing. Have you got acute damage or is rain blowing in? Then call in our 24/7 emergency service.

Frequently asked questions about roof windows

The total cost of installing a roof window in 2026 ranges between €800 and €3,500, including materials and fitting. The price depends on the brand and model, the operation (manual or electric) and how complex the installation is. For a standard VELUX roof window with manual operation, expect €800 to €1,600.
The fitting itself takes 4 to 6 hours for a standard roof window. For larger models or tricky situations, such as poor roof boarding or an electric operation, it can take a full working day.
Almost all pitched roofs with a pitch between 15 and 90 degrees are suitable. On a flat roof you fit a skylight instead of a roof window. For pitches below 15 degrees we advise against installation because of the leak risk.
A quality roof window from VELUX or FAKRO lasts 30 to 40 years with normal maintenance. The glass itself can last longer; the blind mechanism and the rubber seals usually wear out earlier and can be replaced separately.
In most cases no. For a standard home a roof window is permit-free. In a protected townscape or for a listed monument an environmental permit may be required. Dakdokter Noord checks this as standard when preparing the quote.
Technically you can, but we advise against it. The watertight connection with lead flashing and roof tiles is precision work. A mistake almost certainly leads to a leak within 1 to 3 years and often also voids the manufacturer's warranty. The saving rarely outweighs the risk.
